DO I NEED A PERMIT TO BUILD A FENCE?

Fences that are compliant with the zoning ordinance do not require a permit. Click here for the city's fencing requirements.

Any fence exceeding 6' in height requires special approval. Click here for an application form, and call a city planner for more information.



DO I NEED A PERMIT TO BUILD A RETAINING WALL?

Retaining walls 4' or more in height are required to be designed by a licensed structural engineer, and require a building permit.



WHAT IS A FLAG LOT?

A flag lot is a lot that does not directly front a dedicated street. Flag lots are generally located behind standard lots, and are accessed via private driveway.

Because flag lots are generally located behind standard lots, stricter lot size, setbacks, and building height requirements apply.



HOW DO I GET A ZONING VERIFICATION LETTER?

Fill out the Zoning Verification Application form as completely as possible, including the specific information that is being requested, and email it to city staff at permits@ch.utah.gov. The zoning verification application fee is $150 and typically takes two weeks to process.



WHAT IS A PLANNED UNIT DEVELOPMENT (PUD)?

A Planned Unit Development, or PUD, is an area of land developed as a single entity in conformity with an overall development plan. PUDs are used to provide greater flexibility in the design of buildings, yards, courts, and circulation than would otherwise be allowed in a standard subdivision.

In exchange for this flexibility, developers are required to provide higher-quality design standards, open space, circulation, fencing, signage, etc. than would be required in a standard subdivision.

PUDs in Cottonwood Heights do not allow developers additional density.



CAN I USE MY HOME AS A SHORT-TERM RENTAL (SKI RENTAL, AirBNB, ETC.)

Short-term rental means the rental of a home or rooms within a home for more than 3 but less than 30 days.

Short-term rentals are not allowed in any single-family residential zone in Cottonwood Heights. In multi-family or mixed use zones, short-term rentals are only allowed in PUDs or condominium projects containing at least 8 units, all of which front on a privately owned and maintained street.

Both a conditional use permit and business license are required before a short-term rental can begin operation.



CAN I RENT OUT A MOTHER-IN-LAW APARTMENT IN MY HOUSE?

Single-family homes may only be used for one family. Renting a portion of a home to an unrelated individual or to another family is prohibited by city ordinance.
